Westwood Top Property: Club View Drive Offers Two Great Properties
by Dana Cataldi on February 22, 2012March is usually the month that buyers and sellers associate with the “spring market.” As I mentioned last week, we are starting to see more properties hit the market but there is still not enough to satisfy all of the buyers that are out looking right now for their top property in Westwood.
Buyers are educated. In fact, more educated that they have ever been. They can get information about properties in real time, see photos instantly via the Internet, and can sniff out a good deal right away. Case in point: my property at 1906 Kelton ended up with 13 offers. And I know that multiples are still happening if the value and location is there.
Today I was on caravan and saw most of the new Westwood inventory. Six new single family homes were open today. My favorite part was my Club View Drive crawl, as I was able take a step back in time at 1425 Club View Drive, and then fast-forward down the street at 1323 Club View — both getting the Top Property prize of the week.
1425 Club View just came on the market after almost 50 years, and with 4,000 square feet and an oversized lot, this just might be a designer’s dream. The vintage, wallpapered bathrooms are absolutely a throwback in time but my favorite retro item was the cool cameo light-switch in the hallway: something that I have never seen so far in my real estate travels. This 4 bedroom, 4 bathroom home is listed for $1,995,000 and is just looking for that great facelift.
Fast-forward down the street to the other Top Property at 1323 Club Drive and welcome all fashionistas! This contemporary, traditional home has truly been delivered by the designer gods, begging to host a fabulous dinner party. Complete with a great open floor plan, outdoor seating areas and sculpture gardens, this house is all about metropolitan living at it coolest. With great views of the LA Country Club and Century City, this is where I would live when I grow up.
You do get the views here but the one potential downside (or upside for those looking to get exercise in our daily routine) is that you have to walk an amazing set of stairs to get there as the garage is street-level but there is no direct entry. The lack of direct entry means that this is not the house to buy if you plan on doing daily Costco runs and unloading. You can buy this great home and the view right now for $2,595,000.
Other properties that I saw that caught my eye were 1558 Ensley Avenue and 10561 Wilkins Avenue. Priced $995,000 for 2 bedrooms and $1,195,000 for 3 bedrooms, respectively, these properties were both incredibly different, with Ensley being sweet to Wilkins being shiny. I don’t really know how else to describe but these are the words that come to mind.
